Custom luxury homes · North Georgia

Custom homes built on your land, open book.

We build ground-up luxury homes across North Georgia, from the first walk of the lot to the final walkthrough. You see every invoice behind the price.

Lakewood Lodge, a brick, stone and timber estate home by RLG Atlanta in North Georgia

A builder, not a sales office

RLG Atlanta is a family business run by Jerry and Karen Groves. We are a licensed Georgia general contractor (RBCO008098) based in Cumming, and we build a small number of custom homes at a time so Jerry can be on every site.

Most of the people we build for are building for their families. The house has to work for decades, so we spend more time on the plan, the lot and the details than on a showroom.

What we build

Estate homes on acreage

Large homes on rural and wooded land, including clearing, grading, long driveways and septic or well where there is no public utility.

Timber and log-frame homes

Timber packages with brick and stone exteriors. Lakewood Lodge is a Golden Eagle timber home finished in full brick and stone.

Lakefront homes

Homes on Lake Lanier and other water, planned around the Corps of Engineers property line and flowage easement. More on lake homes.

Homes in established neighborhoods

Infill and teardown-rebuild lots in North Fulton and Forsyth, where tree rules, buffers and sewer permits drive the schedule.

How we build

  1. Start with the land

We walk the lot with you before plans are final: access, slope, septic or sewer, buffers and where the house should sit.

  2. Open-book pricing

Custom homes are built cost-plus. You see the supplier and subcontractor invoices behind every draw, not a single lump number.

  3. Permits and plan review

We handle submittals with the city or county building office and coordinate the surveys, soil reports and engineering they require.

  4. On site, every day

Jerry runs the job in person. You get regular progress updates with photos, like the public build journal for Lakewood Lodge.

What open-book pricing means for you

Most builders give you one number and keep the math. We build custom homes cost-plus: materials and subcontractors at what they actually cost, plus our stated fee. Every draw comes with the invoices behind it.

That matters most when you change something mid-build. You can see what a different window package or stone selection really costs, not what someone decided to charge for it.
